Fractional ownership may fit a household seeking a limited number of stays with established services. Whole ownership may fit a buyer who needs more control over occupancy and the residence. The better choice depends on your travel calendar, budget and tolerance for managing a second home.
Deer Valley Club is one specific fractional model. Other private residence clubs may have different legal structures, services and use rights; do not apply one Club’s rules to another property.

Build a useful cost comparison.
Use the same planned number of nights for both options. Add annual carrying costs, estimated variable charges and an allowance for costs outside the association or Club budget. Divide that annual total by your expected nights of use to compare the ongoing cost of your travel pattern.
Keep acquisition costs, financing and eventual resale proceeds separate from that annual comparison. A low purchase price alone does not establish better value, and neither model guarantees appreciation or rental income.

- Who will use the residence, and what bedroom layout do they need?
- Which services do you actually use?
- How much occupancy control and personalization do you want?
- What are the current annual costs, reserve position and assessment obligations?
- What closed sales support the price of the particular interest or unit?
