What the numbers mean

There is no single Park City market.

Park City proper, Snyderville Basin, Deer Valley, Jordanelle and the surrounding valleys can move in different directions during the same quarter.

In Q2 2026, Park City proper single-family activity increased, the broader condo market stabilized after an unusual new-development comparison period, and land posted the strongest gains. Those headlines do not replace a property-specific analysis.

Park City proper29 single-family sales with a $3.8 million median in Q2.
Park City condos47 sales with a $2.325 million median in Q2.
JordanelleNew supply continues to influence unit counts and medians.
Luxury segmentsSki access, golf, condition and scarcity create separate competitive sets.
A more accurate analysis

Comparable sales need interpretation.

Automated estimates and citywide medians cannot fully adjust for the factors that matter most in a mountain market.

  • Property type, condition and renovation quality
  • Exact ski access, views, elevation and sun exposure
  • Nightly-rental eligibility and HOA restrictions
  • Club access, amenities and transfer obligations
  • Active competition and current buyer response
Common questions

Using Park City MLS data

Where do the market statistics come from?

The snapshot above is based on the Park City Board of REALTORS® Q2 2026 report, which summarizes Park City Multiple Listing Service activity across the local market.

Does the listing search stay current?

The search button opens Jeff’s Windermere property-search portal rather than a manually maintained list on this page. Listing status and availability should still be independently confirmed.

Why can my neighborhood differ from the headline market?

Park City is highly segmented. Averages can shift because of new construction, a few luxury sales or limited inventory. The most relevant analysis uses the property’s true competitive set.

Can Jeff prepare a comparative market analysis?

Yes. Sellers can request a confidential property analysis, and buyers can ask for recent comparable sales and current competition before deciding how to proceed.
