Why an MLS search can miss a Club resale

The distinction matters when you are trying to answer two different questions: what can I buy now, and what have comparable interests actually sold for? Neither question is settled by the number of listings visible on a public website.

A low number of public listings is not proof of low buyer demand, and limited public sale data is not proof of rising prices.
